Realty Bites

Real estate can be overwhelming. “Realty Bites” makes sense of the madness, offering the insight behind the headlines and the strategy behind the sale.

As the year draws to a close and the holidays pull families and friends together, I wanted to take a moment to share my thanks, for the collaborations, the laughter, the long days, and the deals well done. To my clients and to my fellow realtors across brokerages, your trust and partnership mean everything.
The opportunity to tell the stories of your homes, and to help write the next chapters in your real estate journeys, is what makes this profession so special. Thank you.
And as the market writes its own story this November, the narrative may surprise you: activity isn’t slowing, it’s shifting, and the season ahead has more momentum than many expect.

Realty Mini Bite | Andover’s Two Towns, One Spirit
|
|
Andover has always carried a quiet duality, part historic town, part modern hub. Few realize it once was two. In 1855, Andover and North Andover went their separate ways after years of debate over schools and mills. What remained was a community that prized both tradition and progress, a legacy still visible today in its mix of colonials and contemporary homes, tree-lined calm and lively downtown streets.
Andover has never been just one thing. It’s the art of living comfortably between two worlds.

On the North Shore the fall market is showing surprising vitality rather than slowdown. In Essex County the median sale price has climbed to around $700,000, up about 5% year-over-year, and inventory remains tighter than a more relaxed market might suggest. While we don’t yet have complete October-specific town-by-town figures, the data we do have points to steady buyer engagement and realistic seller expectations. For buyers this means movement is still possible; for sellers it means your timing remains very relevant. If you’re wondering whether to act now or wait until spring, consider this: the narrative that fall means inactivity simply isn’t holding in our region.

October Focus: First-Time Buyers
|
|
Every market tells a story, and right now the North Shore’s is being read far beyond Massachusetts. International buyers, particularly from Canada, the U.K., and Western Europe, are quietly re-entering the New England market.
According to the National Association of Realtors, foreign investment in U.S. residential real estate rose 21 percent year over year, with the average purchase price exceeding 720,000 dollars. What draws them here isn’t just coastline and charm, it’s stability. The region’s schools, historic architecture, and relative value compared with London, Toronto, or Paris are powerful motivators.
The North Shore may look local on a map, but its appeal has never been more global.

For Sellers
|
|
Buyers make up their minds before they ever step inside. Studies show that more than 75 percent decide whether a home feels “right” within moments of seeing it. Which means curb appeal isn’t decoration, it’s persuasion.
A clean exterior, sound trim, and a fresh coat of paint speak volumes about care and confidence. Even small updates like power washing or repainting a front door can turn hesitation into interest. If you are thinking about where to invest before listing, start outside. The story buyers believe about your home begins long before they cross the threshold.
